As a subcontractor, you will be required to carry insurance to perform work. This provides you with the protection needed in case your construction is defective, your employee is hurt onsite, or someone gets in a car accident while on company time in relation to the project.

At a minimum, these insurance requirements will include: 

General liability with limits of at least $1,000,000. For certain trades, completed operations coverage will be required. This provides additional coverage for ten years for construction defects. Additional insured endorsements and waivers of subrogation will be required for all project stakeholders including developers, builders and all other ownership entities. 

Auto liability with limits of at least $1,000,000. Hired & Non-owned coverage will be required. Additional insured endorsements and waivers of subrogation will be required for all project stakeholders including developers, builders and all other ownership entities. 

Workers Compensation liability of at least $1,000,000 if you have employees. A waiver of subrogation will be required for all project stakeholders including developers, builders and all other ownership entities.
